How a grade
is earned.

Every material is scored on five weighted axes. No single number tells the truth — a tier is a balance of how long it lasts, what it costs to live with, and what it costs the planet.

01 / DURABILITY

Will it outlive the mortgage?

Resistance to wear, water, fire, pests, and time. We weight failure modes that are expensive or impossible to fix once a home is closed up.

02 / SERVICE LIFE

Decades, honestly counted.

Realistic time-to-replacement under normal use — not the warranty number, the field number. Slate roofs and copper pipe sit at the top for a reason.

03 / COST VALUE

Price against payback.

Upfront cost is only half the equation. We grade lifetime value — what each dollar buys in longevity, comfort, and resale.

04 / SUSTAINABILITY

Embodied & ongoing impact.

Embodied carbon, recyclability, indoor air quality, and how gracefully a material returns to the earth at end of life.

05 / CRAFT

How it ages in the hand.

The intangible: patina, repairability, and whether a material grows more beautiful or merely older. The architect's tiebreaker.
