About · Your Advocate

I work for you — not the builder.

I'm Anthony Garcia, a licensed Texas REALTOR® with eXp New Homes, focused on new construction across Georgetown and Williamson County. When you walk into a builder's model home, that friendly sales agent represents the builder's interests. I'm there to represent yours.

I know the communities, the builders, the lot premiums, and the quarter-end pressure that moves incentives. I read the contracts and the construction so you don't sign for something you'll regret three years in — and I do it without it costing you a dollar, because the builder pays my commission.

Whether you're a first-time buyer, relocating to the Hill Country, or right-sizing into a low-maintenance new build, my job is simple: get you into the right home, in the right community, on the best possible terms.

Why bring your own agent

Representation that's free to you.

Builders budget for a buyer's-agent commission whether you bring one or not. Walk in alone and that money simply stays with the builder. The one catch: I usually need to be with you (or registered) on your first visit to a community — so loop me in before you tour.

01"I'll get a better deal going straight to the builder."
Builders rarely cut base price (it sets comps for the whole community). The real savings live in incentives — and that's exactly what I negotiate.
02"The model-home agent is helping me."
They're paid by, and represent, the builder. Friendly — but not on your side of the table.
03"New homes don't need inspections."
They absolutely do — pre-drywall and final. I make sure they happen and that issues get fixed before you close.
Incentives · 001

Where the real
savings hide.

Base price is the headline. Incentives are where deals are won — especially on standing inventory and at quarter-end. Tap a card to see how each one works.

True Cost

What you'll
actually pay.

In Texas the price tag hides the real number. New Wilco communities often sit in MUD or PID districts that push the total tax rate well above older neighborhoods. Here's your honest monthly cost — taxes, insurance, and HOA included.

Illustrative estimate, not a loan offer or quote. Texas property-tax rates vary by community and year (MUD/PID districts run higher); insurance and HOA vary by home. Rates shown are examples — your actual terms come from a licensed lender. PMI is added automatically when the down payment is under 20%.
